Square Feet to Pyeong and Area Unit Converter — sq ft, m², pyeong, tsubo
Convert square metres, square feet, Korean pyeong, Japanese tsubo, acres and hectares through exact legal definitions rather than rounded factors.

| 500 | 46.45 | 14.05 |
| 800 | 74.32 | 22.48 |

| 1,200 | 111.48 | 33.72 |
| 1,500 | 139.35 | 42.15 |

| 3,000 | 278.71 | 84.31 |
1 pyeong (= 1 tsubo) is 400/121 m², 3.3058 m² or 35.583 sq ft. A Korean listing in pyeong may be supply area, not the exclusive area you live in; the converter below says which.

The rounded factor is not where the money goes. KB Land's own explainer divides by 3.3 rather than the exact 400/121. On a 114 m² flat that reads 0.06 pyeong high, about 0.2 m². Nobody has ever been hurt by that. The rounding is not the problem with that explainer.
A Korean listing carries two pyeong figures 36% apart. That explainer takes the standard 84 m² exclusive flat (전용면적), puts its supply area (공급면적) at 114 m², and calls the result 34평. Convert the 84 exactly and you get the 25.41 above. A price per pyeong worked off that 25.41 comes out 36% above what the market quotes for the same flat.
An officetel is advertised on a third area again. Its 분양면적 is contract area (계약면적), which absorbs the car park, the management office and the community rooms on top of the corridors. The Hankook Ilbo puts the exclusive ratio at about 50% for officetels against about 80% for apartments. That is the same advertised pyeong for roughly 38% less floor behind your own front door.
The unit is illegal and the market kept it anyway. 계량에 관한 법률 art. 6(2) bars a non-statutory unit in measurement or advertising. Art. 6(3) permits one only alongside the legal unit, which is why the advert prints both numbers at all. The enforcement decree's penalty table (별표 28, amended 9 July 2024) sets ₩600,000 for a first offence and ₩2,000,000 for a third. The ₩500,000 the press still repeats is out of date.
Every foot-based factor on this page is exact. The foot is 0.3048 m exactly, so every area unit built on it has an exact metric value with a last digit, and NIST's 2020 notice on the survey foot (85 FR 62698, Table 1) prints them. Nothing below is rounded until the display runs out of places.
Exact metric values of the foot-based area units
| Unit | Defined as | m², exact |
|---|---|---|
| square foot | 1 ft² | 0.09290304 |
| square yard | 9 ft² | 0.83612736 |
| square rod | 272.25 ft² | 25.29285264 |
| square chain | 4,356 ft² | 404.68564224 |
| acre | 43,560 ft² = 10 square chains | 4,046.8564224 |
| square mile | 640 acres | 2,589,988.110336 |
The one inexact foot was retired. The U.S. survey foot, 1200/3937 m, is to be avoided after December 31, 2022 except for historic and legacy records. It is 2 parts per million longer than the international foot, so an area in survey feet is 4 ppm larger: 0.016 m² on an acre. A pre-2023 plat in survey feet converts with that factor; anything drawn since converts with the table above.
Outside the foot, a unit is exact only by its own definition. The hectare is 10,000 m² by definition, a unit accepted for use with the SI. The pyeong is 400/121 m² because it is six shaku square and the shaku was fixed at 10/33 m. Units that no single document defines, such as the bigha, the katha or the marla, cannot be given one number, which is why each has its own page that asks which one you mean.
What I check on a job
Keep the label with the number. Before I use a converted area for anything, I write down which area I started from, because the converter cannot tell. It will turn either figure above into square feet with the same precision. Once the number sits in square feet on a comparison sheet, the Korean term that said which area it was has gone, and nobody downstream can recover it. So every converted number I pass on carries its source term beside it: exclusive, supply or contract. I also convert once, from the figure as the listing first stated it, never from someone else's conversion. The rounding in a second-hand figure is small. The trouble is that someone may already have swapped exclusive for supply on the way, and I cannot see which. If the original term is missing, I go back to the listing rather than guess. And before comparing two listings on price per area, I confirm both prices sit on the same kind of area.
Exact definitions used: 1 pyeong = 1 tsubo = 400/121 m² (≈ 3.305785 m²); 1 ft² = 0.09290304 m² exactly; 1 acre = 4046.8564224 m² exactly; 1 hectare = 10 000 m². Pyeong and tsubo share the same historical definition, which is why a Korean and a Japanese listing of the same floor area give the same number.
Worked example
An 84 m² flat: how many pyeong, and how many square feet?
- 1 pyeong = 400/121 m² = 3.305785 m², so 84 ÷ 3.305785 = 25.41 pyeong.
- 1 ft² = 0.09290304 m², so 84 ÷ 0.09290304 = 904.2 ft².
- For scale: 84 m² is 0.0208 acre.
25.4 pyeong and 904 ft². Dividing by the rounded 3.3 instead of 400/121 would say 25.45 pyeong — small here, not small on a land parcel.

Questions
How many square metres is a pyeong?
Exactly 400/121 m², about 3.3058 m². A tsubo is the same size. Dividing by 3.3 instead is about 0.2% off.
Why use exact factors rather than rounded ones?
Because small errors add up on land: 0.2% of a hectare is 20 m². The converter uses the legal definitions — 0.09290304 m² per square foot, 4046.8564224 m² per acre — and rounds only at the end.
Why does a Korean listing show two pyeong figures for the same flat?
One is the exclusive area (전용면적) and the other the supply area (공급면적), which adds corridors and shared space. A standard 84 m² exclusive flat is 25.41 pyeong exactly, but is advertised on its 114 m² supply area as 34 pyeong, 36% more.
How many square feet is an acre, exactly?
43,560 ft², which is 4,046.8564224 m² because the foot is 0.3048 m exactly. A hectare is 10,000 m², so one hectare is 2.4711 acres, not 2.5.
